Boca Tower
Boca Tower is a residential high-rise located in Boca del Río, Veracruz, one of the most active and rapidly evolving coastal districts along the Gulf of Mexico. The project rises from a 1,910 m² site overlooking the ocean and forms part of a larger development vision by the same client that includes the adjacent Exertia Office Tower. From the beginning, the intention was not to design an isolated building but to establish a dialogue between the two towers, allowing them to share a common architectural language while responding to different functional and spatial priorities.
The building is conceived as a residential tower rising above a multi-level parking podium, a typology that responds to the density and mobility demands of the area while maintaining a slender and elegant vertical presence along the coastline. The podium accommodates seven levels of parking and the primary vehicular infrastructure of the building, efficiently resolving the operational requirements of the project while freeing the upper levels to fully prioritize residential quality and views. At ground level, the project creates a generous access plaza and residential lobby that serve as the transition between the urban environment and the vertical residential community above.
Above the podium, the residential tower emerges as a dynamic composition of volumes organized around a V-shaped plan. This geometry was a fundamental design decision driven by the desire to maximize views toward the Gulf of Mexico. By opening the plan toward the ocean, the building allows every residential unit and interior space to capture expansive views in two directions, ensuring that the experience of the ocean becomes a defining element of everyday life within the tower. The configuration also improves natural light and cross ventilation, allowing the apartments to benefit from the coastal climate and the changing atmosphere of the waterfront.
The massing of the tower evolves as it rises, creating a sequence of setbacks that gradually modify the building’s footprint and silhouette. These shifts in volume respond to both functional and architectural intentions. On one hand, they allow the number of residential units per floor to adjust throughout the tower, optimizing the layout and diversity of apartment types. On the other hand, they create terraces, sky gardens, and outdoor spaces that introduce moments of openness within the vertical structure. This play of volumes also establishes a visual relationship with the neighboring Exertia Office Tower. While the office building expresses its stacked volumes as a sculptural composition of shifting blocks, Boca Tower interprets this language through a residential approach in which each volumetric movement corresponds to spatial opportunities for terraces, amenities, and panoramic views.
The tower rises approximately 180 meters and is organized into a sequence of residential floors punctuated by sky amenities and communal gardens. These shared spaces appear at strategic levels within the tower, creating vertical neighborhoods where residents can gather, relax, and experience the landscape from elevated vantage points. As the building ascends, the floor plates gradually reduce in size, reinforcing the stepped profile of the tower and allowing larger terraces to emerge along the façade. The upper levels contain the most exclusive residences, positioned to capture uninterrupted views of the ocean and the surrounding city.
In total, the project contains approximately 30,500 square meters of built area, with around 17,300 square meters dedicated to the residential tower and over 13,000 square meters allocated to the parking podium. This distribution allows the building to maintain a slender proportion while accommodating the necessary infrastructure to support a high-density residential development.
More than simply a residential building, Boca Tower was conceived as a new vertical landmark within the skyline of Boca del Río. Its shifting volumes, stepped terraces, and open orientation toward the ocean transform the tower into an architecture defined by light, views, and spatial quality. At the same time, the building reinforces a broader architectural composition together with the adjacent Exertia Office Tower, forming a recognizable pair of towers that contribute to the emerging identity of the Veracruz waterfront.
