1406 Withers Drive is a 650,000-square-foot mixed-use development located in Myrtle Beach, South Carolina, comprising a 250-key hotel, residential condominiums, retail, and dining spaces organized across two parcels within the second and third blocks of the Myrtle Beach oceanfront corridor. Positioned between the city and the Atlantic shoreline, the project occupies a strategic location within one of the most active and evolving areas of the city.

The project was conceived with the ambition of creating a new urban destination that serves both visitors and the local community, integrating hospitality, residential living, and vibrant public spaces into a cohesive coastal environment. Rather than functioning as a traditional resort isolated from its surroundings, the development is designed to extend the life of the city toward the ocean, strengthening the connection between Myrtle Beachs urban fabric and its iconic waterfront.

The master plan organizes the development into two complementary buildings, carefully positioned to maximize views toward the Atlantic Ocean while shaping a series of dynamic public spaces at ground level. At the base of the project, two open plazas anchor the composition, acting as gateways that draw pedestrians from the surrounding streets into the development. These plazas establish direct connections to the Myrtle Beach Boardwalk, one of the citys most recognizable pedestrian corridors linking the city to the shoreline.

The plazas are designed as vibrant gathering spaces that remain open and accessible to the public, framed by restaurants, cafés, and retail spaces that activate the ground level throughout the day and evening. Landscaped areas with native coastal vegetation provide shade, seating, and moments of rest, creating a welcoming environment for residents, guests, and pedestrians. By integrating these public spaces with the surrounding streets, the project becomes both a destination and a connector within the citys evolving oceanfront district.

Above the public realm, the architecture rises through a layered podium of terraces and amenity spaces, gradually transitioning from the urban scale of the street to the vertical presence of the towers. The primary building features a stepped massing strategy that cascades upward, allowing sunlight to penetrate deep into the plazas and outdoor amenity areas while generating a series of expansive terraces. These terraces accommodate pools, outdoor lounges, and landscaped areas that overlook the city and the ocean, creating a rich sequence of outdoor spaces for hotel guests and residents.

The main tower continues this vertical progression, stepping down at its corners to soften its scale and further enhance daylight access to the public spaces below. This terraced composition creates a dynamic skyline profile while offering unobstructed ocean views from many of the hotel rooms and residential units.

The secondary tower, located on the adjacent parcel, complements the main building while establishing its own identity within the composition.
