2100 North Bayshore Drive is a new mixed-use development in Edgewater, Miami, conceived as a landmark that responds directly to its waterfront context. The design is driven by a clear objective: to maximize direct, unobstructed ocean views for both hotel guests and residential occupants, while establishing a strong architectural identity on the skyline.

To achieve this, the tower’s primary façade is rotated 40 degrees toward the southeast. This strategic move not only optimizes sightlines to the water but also generates a distinctive triangular geometry that sets the building apart. The result is a form that feels lighter and more refined within its surroundings, reducing its perceived mass and enhancing a sense of openness at the urban scale.

At ground level, the project reimagines the arrival experience. Rather than defaulting to a conventional parking podium, the design introduces a public plaza at the convergence of two streets. This open, accessible space creates a visual and physical connection to the ocean, extends the public realm, and establishes a more welcoming, human-scaled interface with the neighborhood.

The tower’s geometry is intentionally dynamic. Its shifting form offers a constantly evolving appearance, revealing new perspectives as it is approached from different vantage points. This sense of movement and variation reinforces the building’s identity as both a destination and a visual anchor within the district.

The program integrates hotel and residential uses into a cohesive vertical community, comprising 540 units across more than 650,000 square feet. Rising 50 stories, the development balances density with livability, combining expansive views, thoughtful urban engagement, and a distinctive architectural expression.
